LA70
This refurbishment of a 1932 commercial building celebrates its rich history while adapting it for contemporary use.
The project exposed original red brick masonry walls, wood trusses in the roof, and previously hidden facade openings. Where old windows are now blocked by neighboring buildings, their outlines remain visible, along with traces of partitions, nails, and other marks from the building’s past uses.
New elements include steel canopies over entrances and a glass storefront for the corner unit, which fully opens to enhance accessibility and visibility.
The facade is organized with vertical pilasters framing dark bronze downspouts, while smooth and raked stucco finishes provide subtle textural variation. The design balances respect for the building’s history with practical, modern upgrades.
